Annual Roof Inspections Program We recommend as a minimum annual inspections for every roof system. Far too often, the cause of a roof failure is the absence of proper maintenance and inspection. Periodic visual inspections and routine maintenance of deficient conditions can significantly increase the long term service life of any roof assembly.
Annual inspections consist of our Register Roof Observers investigation and documentation of the existing conditions and deficiencies. The observations are noted on a Visual Roof Analysis Inspection Report along with recommended maintenance procedures of the cited deficiencies. IRCS will solicit qualified license Roofing Contractors to review the VRAIR and coordinate the implementation of required corrective actions. The roof maintenance information will be entered into our Roof Asset Management Program in order to provide a consistent maintenance program for our client.
"Prevention is the best cure" The cost of a yearly Roof Inspection is minor when compared to the cost of a total roof replacement, due to a lack of a regular maintenance program.
In order to maximize the service life of a roof system and realize the full potential of its Life Cycle, IRCS recommends a yearly roof inspection program to clients. IRCS offers Inspection services on a semi-annual or annual basis.
